Newsflash: Advise on next steps after mold reports on first time home buyer inspection

Hello everyone, as a potential homebuyer, we recently completed the inspection, including a mold assessment using an infrared camera for moisture and air quality evaluation. Upon the visually inspecting the air handler and observing a small patch of growth, the sellers agreed to clean just the dirty air handler and change filter (looked like the filter was never changed), and no other moisture sources were found by the inspection. However, the air quality test results are concerning. The first-floor bedroom had 1688 Penicillium aspergillus spores per cubic meter, while the third-floor stairs landing, connecting the other two bedrooms, had 16549 spores per cubic meter of the same mold. I’m puzzled by the higher spore count on the third floor despite no identified moisture source. Given these findings, I’m unsure whether it’s wise to proceed with the purchase. Any insights would be appreciated, as we’re still within the inspection period and can opt out if necessary. Thank you for your help.
