Newsflash: Best way to sell quickly to flipper?

What’s the verdict on things like Open door or similar we buy houses type things. I have a fixer upper, and we want to move cross country. I want a cash buyer, and Will roll those funds into my new house (also fixer upper, no mortgage). I don’t have funds for repairs nor time to make them (we need moved before September). What’s the best way to do this? Do I actually need a realtor for selling or can I just compare offers from flippers?
