Newsflash: Two deals fell through. Need advice.

Put my house on the market. Had two showings and two offers. The first deal fell through due to it being a cash offer with a quick close but then changing to financing and coming back with a laundry list of things on the inspection. We canceled the deal. Then we moved to our second offer. Inspection report came back and also asked for a list of things. Some minor issues like the water takes a while to warm up in the one bathroom. They asked for 20k to replace roof. roof is old and does not have any leaks/immediate repairs and to replace vapor barrier in crawl space as there was a small area missing. We countered with a 5k reduction of purchase price which we felt was fair. They responded by cancelling the deal. Ugh. Now back on the market. I guess my question is there something I am doing wrong? Is it just bad luck? Edit: typos
