Newsflash: Conventional + subordinate or Jumbo

Under contract on a house and shopping lenders around. Purchase price is $1.237M and we are doing 20% down. One lender is suggesting doing a conventional for $766,550 at 6.625% supplemented by a subordinate of remaining about at 7.5% Any advice on this vs a single jumbo?
