Newsflash: Rental property investment

We are looking to buy a rental property for investment and additional income. Need some inputs on how to go about it.We are living in a semi that has about 200k equity and looking to buy detached home for ourselves that costs around 800-900k after 2 years.We have about 80k cash now and will get additional 110k next year.Option 1: Buy a 400k semi house now with 80k as downpayment to rent. After 2 years, buy a detached home for ourselves with 110k downpayment. Not sure if we keep existing semi based on the downpayment required for a new home.Option 2: Wait until next year, buy a multi tenant home around 700k using 180k downpayment to rent. Sell the existing home and buy a new one for ourselves using the equity.My thoughts are we will not get much rental income with Option 1 compared to Option 2. With semis it’s break even with mortgage and even putting more money for maintenance.Please share your thoughts or any other alternatives
