Newsflash: Partial 1031 exchange to pay off mortgage question

My parents are looking to sell a investment property soon with a 1031. If I were to buy a property now, do I have to put my parents name on my deed/mortgage so they could pay off the mortgage with a partial 1031 exchange? Is that possible? My property would be a primary residence, but I’m wondering if it would also be considered an investment property if I am technically renting to my girlfriend while she lives there with me.Please help!
