Newsflash: What are some things you wish you knew before buying?

(I’m a Realtor) I would love to hear what some of you wish you knew before you bought your house, good or bad. Things that would’ve changed your decision if you could go back, saved you money, you’re grateful something turned out a certain way, etc.Some things I tell my buyers during consultations/I’ve learned over time:-Pay attention to your monthly payment over everything, including interest rate & purchase price. Make sure you’re comfortable with it, and if rates lower, it’s a nice decrease and not a financially-saving measure that you’re drowning in until it happens.-Even if it’s not required, still get flood insurance (this is region specific of course). Know what your home insurance covers.-The lender tells you what you can do, but it doesn’t mean you SHOULD do it. They’re not financial advisors or accountants. Just because you can pull from your 401k to make it work, doesn’t mean you should.-It’s a good idea to drive by a house a few times at different times in the day (and at night) before you close on it. Are there loud neighbors, barking dogs, does it feel safe, etc.Would love to add more to my list if anyone would be willing to share their experience!
