Newsflash: Seeking Advice on Purchasing a New construction with Powerlines Nearby

Hi everyone,We’re considering purchasing a new construction home, but we have a few concerns and would appreciate your insights.Background:The home is situated on a larger lot directly behind a powerline. This lot is about twice the size of the regular lots in the community (5,500 sq ft vs. 12,000 sq ft) and comes with a lot premium of $30-50k. There are only two such lots in the community, both requiring utility easement access. While this doesn’t bother us much—since we can still use the land for kids to play, parties, etc., but can’t build permanent structures—resale value is a significant concern.Health Concerns:I’ve researched the health risks associated with living near powerlines and found more recent studies that alleviate my concerns by about 90%. Most of the alarming studies were published in 2005 and 2008, and newer research seems less concerning.Resale Value:Our main worry now is the potential impact on the resale value of the home. Given the substantial lot premium, we’re trying to gauge if future buyers will see the value despite the proximity to the powerlines.Powerline Details:The powerlines run the length of the street, stretching approximately 15-20 miles. We’re unsure if these are high-voltage lines or just regular distribution lines. Any insights on how to distinguish between the two would be helpful.Next Steps:We’ve already put down earnest money but have a few days left to back out if necessary.
