Newsflash: Selling a sewer easement

Location: NCI got a note on the door requesting to buy a sewer easement from me to serve a new development, along an edge of my property. I have not responded to the developer yet, so I don’t know the width/length exactly that they want. From other research it appears that I have a choice to play nice for cash or footdrag until the developer gets a condemnation from the city.But I don’t have any idea about what to ask for in a negotiation, how to assess value? How do I determine if/how much it will impact my property value (I mean, it will now be backed by a development instead of woods, so goodbye PV anyway)?When I call the developer back, tomorrow, what questions should I ask?
