Newsflash: Home warranty cost in sales contract vastly different from actual cost, shady?

I recently bought a house. The home warranty type and costs were defined in the contract by my agent. In the contract my agent listed the cost as $1255, and listed specific upgrades like pool coverage etc that would be included. After closing I got the paperwork from the home warranty company, the actual cost was $755. I know this didn’t come out of my end of the deal, but it did impact slightly negotiating position etc. when factoring in the cost of the home warranty. Is there something shady going on here with the cost difference?Located in TN
