Newsflash: (CA) Assessor Info Does Not Match Listing?

First-time homebuyer here. I am in the market for a small home (prefer under 1200 sqft) but have been running into a lot of properties that have illegal additions (which I found another thread about and was helpful) while others say you must verify all information or information is just not matching up.I looked at a house that was renovated and the assessor lists it as a 2 bedroom/1bath house but they are trying to sell it as a 3bedroom/1.75 home. Do I pull permits for the work that was done? And what constitutes a legal bedroom?Thank you for the help!
