Newsflash: Cheapest non-cheap kitchen flooring for upper middle class tenants?

The kitchen in my rental property is currently covered in vinyl. It’s a $100 year old house and I have no idea what’s underneath, but the hardwood floors in the rest of the house are in great shape.My options are to pull up the vinyl and refinish the hardwood or cover it in something more attractive like tile, vinyl, laminate, or linoleum.I’ve heard that vinyl, linoleum, and laminate technologies have improved in recent years. I’ve seen some wood look stuff being sold at Home Depot for like $1-1.50 a square foot.What type of flooring do you think would be the best investment?
