Newsflash: [CALIFORNIA] Would you buy a house that has an unpermitted addition?

We found a property we really like but it’s listed at 1700 sqft. and public records shows it at 1200 sqft. We just found out the there has been an unpermitted addition. According to the seller the work was well done but they did not get permitted. If we want to move forward how should we go about this?
