Recently got an appraisal as a sort of favor, from a reliable appraiser, and it came back great. We were super happy and excited as our realtor had initially told us she wanted to list for $12,000 less than that. Well now she knows the appraised value, but still wants us to list $6,000 less. We want to list for ~$1000 less.Could there be a reason for this? I’m not super happy with her or particularly confident in her assessment, but I’m trying to make sense of it.Why would we list for less than appraised value?
