Newsflash: Selling bare land. Buyer only wants to use a Title Agent (OR)

A local person that I’ve met wants to buy some property that I own (bare land). They have sent me an offer and I agree to the terms, although am not used to reading offer letters, and have not yet signed it. We are not going through a realtor on this since we found each other. There is a local realtor who specializes in low-fee transactions like this, but the buyer isn’t going that route — only just wants to use a title agent. Does this make sense? Should I get a lawyer involved? I have the title to the land so I’m not sure why there should be any problem — but would love thoughts of people much wiser about this than I am!
