Newsflash: Tenant-Occupied Home for Sale, Tenant is Unresponsive

I recently listed a home for sale where the Tenant was given a 60 day notice to vacate the property. Since the home is obviously occupied, agents who would like to see/show the property must contact the Tenant to set up an appointment. As of yesterday, the Tenant has changed her phone number or has disconnected the phone. The Seller/Owner has no way of contacting the Tenant and the listing is now in limbo and may have to be suspended until the Tenant moves out. What makes it more complicated is that the Seller/Owner lives over 90 miles away from the rental property. Based on the Lease Agreement, the Tenant is under no written/explicit obligation to show the property. What recourse is there for the Seller/Owner at this point?
