Newsflash: Home Owner insurance claim when selling house – need help

We have a claim in for a new roof due to hail damage on our home. Insurance has paid out the initial check which has been given to a contractor to get the work scheduled (cashed). There is a second check coming for recoverable depreciation when the final invoice is submitting showing the work was actually done. Question is, if we sell the house before the second check for recoverable depreciation is sent to us, do we run the risk of the insurance company not following through with the second check?
