You go to all those classes to learn how to determine adjustments, choose comparable sales, and apply different valuation techniques.Your job is NOT to average the three closest sales in the last six months. An AVM can do that, and if you keep it up, they will. Computers are about six months from replacing all of you, and as long as you keep turning in shit reports because the bank “won’t let you use that sale,” you are replaceable.Rant over.
